Real estate professionals have something the Internet can’t provide: The human factor


There is no doubt that the internet offers enormous amounts of information.   A quick real estate search produces hundreds of results, including virtual tours, arial views, and appraisal estimates. There's not much you can't do on today's innovative real estate websites.  However, as real estate virtual tools continue to expand, the real estate agent's involvement as their client’s advocate becomes more important in managing the overall real estate transaction.

As buyers and sellers are flooded with an overwhelming amount of conflicting information, agents can help filter all of the pre-existing research with the vantage of local expertise and professional knowledge of the industry. Unlike map software, local agents have intimate knowledge of neighborhoods.  They can provide comparable sales and point you in the direction of accurate data on schools, crime or demographics.  For example, online sites may show a home on the market for $360,000, but an agent will know it had sub-par upgrades and sold at $295,000 after 60 days on the market and after falling out of escrow. 


And unlike general-purpose websites, real estate agents can disclose unique local market conditions, which will influence the selling or buying process. Factors such as inventory, local employment, median and average sales prices, average days on market and ratios of list-to-sold prices, among other criteria. 


Real estate agents also bring their network with other professionals to the table. They know which businesses have a specific expertise or a reputation for proficiency and competitive pricing and can provide a list of references with whom they have worked to help make an informed selection.  


In addition to being a local market expert, top real estate professionals also utilize skills that a computer can't perform: negotiating contracts, handling sensitive situations, resolving conflicts to ensure a smooth and drama-free transaction.

If You Want to Sell Your House This Year, Start Doing These Things Now!

Now that 2018 is underway, you may have thought about selling your home during the spring real estate market.  If so, now is the time to start making some decisions, doing some research, and begin preparing yourself, your family, and your home for the market.  Don't feel overwhelmed, this is what I love to do and I am here to help you through the entire process!

In our area,  the spring is historically the best time to be selling a home. Why? Here are some typical reasons: 

  • Supply of ready, willing, and able buyers is the highest in the spring
  • Buyers typically get their income tax returns during the spring which can be put towards the purchase of a home
  • More daylight meaning homes will typically show better
  • Landscaping and curb appeal during the spring is better than the fall or winter months

This year, buyers are also aware that low interest rates can’t last forever. If interest rates start to rise, there could well be a rush to buy. On the other hand, if rates go up too far, that will almost certainly dampen prices. As a buyer’s monthly payment goes up with rising rates, something’s got to give—and that’s likely your home price. In other words, sellers: If you snooze, you may well lose.


Put Your Action Plan Into Motion

Organize and declutter. Start packing away items you will not use on a daily basis including photographs and family heirlooms. Homes tend to show better with less furniture.  Consider renting a temporary storage unit and remove pieces of furniture that are not necessary. 

Sell first, then buy. The biggest dilemma most of my clients face is whether to buy a new place at the same time. In general, my advise is that it’s smarter to sell before you buy—there’s nothing worse than having to carry two mortgages at once. You may be able to rent your house from the buyer for a few months, or at least find a short-term rental elsewhere. The one thing you don’t want to do is try to buy a new place with the contingency that you have to sell your old place first. Nothing kills a deal faster, especially if you’re up against other bidders.

Don’t just list your home—market it. Before placing a home on the market, I develop a full-blown marketing plan, including social media and innovative technology.  Aerial drone footage of the property, gorgeous photographs, and video walk-throughs are just some of the ways we can showcase your home.

Today's buyers do much more research ahead of time, going through listings online, and weeding out properties before they see them.  It is more important than ever to have a top-notch presence online, where information is available on demand. 

Don’t “test” the market. Pricing right is a skill that comes with experience. To help you arrive at a price, I will show you comparable active, pending, and recently sold (in the past three months) listings and sales. But data can tell so much, after a comprehensive walk-through of you home, I can advise you on ways to increase your home value.
